You are estimating 5.5 hours to complete this deck? This is not a wash and brighten. It needs to be stripped because the homeowner sprayed stain on it. Does your time estimate include setup and breakdown. You are looking at another hour of prep time. You are correct that sanding would not be necessary on a CCA pine deck. 90% of the decks I do are cedar and usually need to be defelted after they are stripped. That would take another 1.5 hours.
