| | Larry, you are looking at approx 360 square feet. We charge this time of year $1.25 per square. You are looking at $450.00. This would include Olympic brand stain/seal(their choice of color). The House looks to be single story which we would charge (this time of year) another $125.00. So, you have a total of $575 for the whole job. Thats not much for a new looking deck and house.

| | Onecall...just curious, what would you charge for the same deck without the railing?? There's about 180 + sq.ft of surface in the railing system, which is much more time consuming to clean, detail, and stain than the wide open floor. also deducting the lattice and bridge, how much for the deck job? |

| | I need to take a closer look at the house,I have a figure of 225 to 375 in mind.I do not get into washing houses and have told them so,I've never done a deck before.I washed her mothers house a few months ago as a favor for a friend.She liked the job so much she want take a NO for a answer,after she sees my deck work she may wished she had .
Thanks for all the advise and help,I thought I knew about how many hours it would take me to clean the deck,steps and bridge.The spindles tho was giving me a hard time figuring how long to clean and seal,my hours was way off,you guys are faster than me.
After cleaned she only wants a clear to get the natural look of wood.It being pressure treated I don't think she'll get the look she thinks she'll get,I'm I right or wrong?

Clear wont do anything to protect the wood.
Sealer's that have pigment in them do a much better job. The more pigment the better the protection. Pigment's have UV asorber's and reflector's in them as well as color.
Also makes them harder to strip because the sunlight has not degraded the wood fiber's.
Bigboy if you want the best GOOF PROOF type sealer? Then go with READY SEAL. Just throw it in a pump-up and spray the floor first.[light coat] Then go to the outside and spray spindel's and let overspray land on the floor. Then re-coat the floor.
Wood Tux would be another good option.
Dont forget to brighten the wood after cleaning. Oxalic or citric will do that.

| | Dale, it would be the same price. We do not count the railing system as most do. Alot of people feel that railings take alot of time but with us they do not. Some charge per linear foot on railings. We just calculate the floor area square foot and charge based on that. So for your question, the price would be the same. Now, keep in mind these are the prices for December and January. These are low and usually we do not do decks in winter. Right now unless it was above 50 degrees we will not attempt a deck due to temp.

| | as for all your guys pricing on this job...I can't compete, I am too expensive when it comes to woodcare,
this is why I no longer do wood care. I would only do complete jobs, clean, neut., sand, nails, stain. because of the homeowner trying to do it themselves, I also explain that I have to fix what they messed up (in better terms) this would be a min. of an $900.00 job for that. I also wouldn't use a clear. explain the disadvantages of clear and uv protection, or lack there of.

In this thread the price ranges from 400.00 to 900.00. That is a pretty wide range of prices.
Is this standard for the industry. Would anyone actually pay 900.00 to have this deck done?
Is 400.00 to cheap a quote.

Some of the quotes only include cleaning and brightening the deck. Other include cleaning, brightening, detailing (setting nails, sanding, etc) and sealing. That is the reason for the wide range of prices. This deck would take one person about 7-9 hours to complete. At $750.00 that is about $80-90 an hour before materials and all expenses. I think that is what many of use are trying to get per job. It is really not worth your time to get any less. If you have a crew prices many come down a little.

I don't normally "detail" a deck (I only see pressure treated decks here and they usually only need nail setting), but to wash and brighten this deck should take no more than 90 minutes. I would estimate about 2 hours to stain. If the deck need sanding, figure another hour and add $50.
If you work smart (fast) you can charge a reasonable amount and still make a decent profit. |

You are estimating 5.5 hours to complete this deck? This is not a wash and brighten. It needs to be stripped because the homeowner sprayed stain on it. Does your time estimate include setup and breakdown. You are looking at another hour of prep time. You are correct that sanding would not be necessary on a CCA pine deck. 90% of the decks I do are cedar and usually need to be defelted after they are stripped. That would take another 1.5 hours.
