Floor that has a epoxy textured green finish to it covered w/white stains(water?). Cleaned it in the past with a surface cleanerusing many dif cleaners but can't remove the white stains all over the floor after it dries. I assume it's dried soap scum. Tried section this year and let a soap called 'quarry tile cleaner' soak on it for 20min. Used hot water with surface cleaner to clean. Next day after dry I checked and that area was great yet some areas weren't completely clean. Hard to see what is coming clean when floor is wet.
What chemical that will remove the white stains completely without having to wait hours for it to dry before you can tell how successful you are?

We clean several car wash, they also have a white crud on the walls. I guessed it is a comb of wax, hard water, and road grim, we tried everthing! Clorex worked the best, but now we use a "Delimer" from janitorial supply house. Works great, we spray it on the use a roto tip high heat, high pressure.

I would use a little vinegar as a test to see if the white is from your chemicals. Sodium Hidrox. when dry after application leaves a white dry product on the floor. We mop out with water and vinegar to nutralize the caustic. Try it.

I totally agree with David. That is probably a caustic soap residue and if you use vinager and water and a little mild scrubbing it will come right off.
