Pharmacy Flatwork Quote Help

Need some help with a very nasty flatwork job. Gum galore!!! 3,400 Sqft...coul lead to more stores...just wondering what you folks think should be the rate/sqft for the intial cleaning. ultimate goal is to get them on a maintenance schedule. Have pictures can email...I wanna get this chain on my books!!!!

Make sure you charge enough to make the first cleaning
worthwhile, then offer a discount if they have you power
wash monthly.

Could and will are two different things, Jason. I don't do much commercial flatwork anymore but first time cleanings like the size and condition you described I billed at $.15 per s/f. If they went on a monthly they dropped to $.08.

When you say .15/sqft is this the "magic" number? Are all your expenses rolled into that or is there an addition to...such as your hourly equipment rental, your hourly wage, chems, fuel, ins..on and on...I was thinking the same thing Ken I used .14 and .07 though........This is real nasty 5x5 squares I counted an average of 60 pices of old black gum plus the concrete is in real bad condition looks like they spread a 2" coat of newer conrete over old stuff and it is chipped big time..I know for a fact I will cause additional damage and will be very explicit in my general Terms of the contract....should I just walk away???

Walk away, no way. I know you are up for the challenge. It may be a little harder and time consuming but you need two things. One is the experience. The second is the confidence getting this job will do for you overall morale.

The price per s/f is what is charged to the customer. All fixed and variable expense come off of that number. Sell this job with maintenance being stressed repeatedly. This will help you appear long term and more established and it will help you quantify to the customer the need for a first time lengthy and proper cleaning. Show him a scale that shows how he will save using you regularly and that the appearance of the exterior will now match the high quality appearance they stride for inside.
