Got A Contract

We just SCORED the contract with Colorado's largest home builder! We gave em' a hell of a deal. Has anyone ever worked with a home builder before? They have a frickin library of terms, conditions, jibberish, whatever. We will see how it goes. I was just wonderin if any one had any tips about working with the site foremans? I've heard they can be a real pain in the azzzzz.

Make SURE you have an out. We did something similar early in business and almost killed ourselves working for them. The best day we had in our history was firing them as customers :)

The contract is about 50 pages of mumbo jumbo. But I did read the whole thing entirely before having Nathan (my husband ) sign it. There is a way out with 30 days notice. I will tell you one thing, I will stick to my guns if they try to screw me and I have made it EXTREMELY clear to the purchasing manager not to dick me around [whip](pardon my french). We dont NEED their business nor do we rely on it. I have just seen things get ugly with another company like us, but with a different home builder!

I see that you are doing Outback steakhouses for $85. With a two man crew that is about a two hour job if you are doing the dumpster area as well. In order to make this new builder contract work for you I hope you are getting more per hour than that.

Its a one man crew- just my hubby. They are SMALL outback steakhouse's. We basically wash the front sidewalk, the sidewalk down the side next to the curbside takeaway, the rear access delivery door pad and the dumpster pad which is 15 x 15 My husband can work it in about an hour and a half, then he drives over to the next one about 10 minutes away. He does them both in the same morning. There is rarely any gum on the walks which is surprising, the main areas are the dumpster and the rear delivery door. I will post some pictures from this weekends work! I know we only average around $40 an hour, but hey $40 an hour isnt bad money. Plus all of our equipment and vehicles are paid off, so we have very minial overhead. Insurance and office supplies oh and the GINORMOUS NEXTEL BILL. OUCH [puke] are basically the expenses. We have alot of word of mouth referrals which keep us busy.

I wish you well in your new deal! I'm a newbie to the business, but I get alot of courage and incentive to continue to pursue this business by viewing and in a small way, sharing in the successes that ALL of you established owners are accomplishing. Thanks for the encouragement and much SUCCESS!

Oh Nicole... I wish I could instantaneously infuse you with the knowlege it has taken me a long time to accumulate.. gibberish in contracts (and then signing them)...$40 per hour (not factoring in marketing, insurance, etc) thinking that your equipment is paid off, notfactoring in Colorado's long winters, etc, etc, etc are mistakes that can eat you alive. I commend your efforts and I am not trying to contain your excitement but when there is writing on the wall (and I'm sure all of the long time pros on here see it) I would feel remiss in not trying to guide you in the right direction.

Ken- I am not sure if you know this but we have been in business since 2001. Just because we are new to the board doesnt make us newbies in the pressuer washing business. I am very well knowledged on colorado winters. It snows in the morning and by noon its gone. Blizzard of 2003 we shoveled out in short sleeve shirts. Powerwashing doesnt take that big of a hit. Plus we plow to make up for any shortfalls that do occur. ALot of people make the connection with Denver and the mountains and they think we get A TON of snow, sometimes we do and sometimes we barely get any and like I said earlier, with our altitude and sunshine nearly everyday the snow is gone quickly.

Oh my bad, Nicole. I thought I read somehwere that you were new to the business (also based upon a couple of questions you had posted) So you know the game then. I wish you the best in continued success.
