I have received a couple of e-mails from people wanting to know about how to get some more commercial contracts. I have found the hardest part of getting to do work for corporations/commercial real estate is talking to the right person. Often times you will get turned down by someone who actually is not suppose to make decisions about PW/cleaning but is trying to help their boss out. Here's one strategy to get around that problem.

Contact a HVAC (heating, ventilation, air conditioning) sales person. Alot of larger HVAC companies have sales people who sell commercial service contracts. Somehow, the HVAC people almost always get to talk to right people. So they have tons of contacts of the right people who make maintainance decisions and can usually sign a contract if you need them to.

Now you need to do your homework and know what you are doing before you go either to the HVAC person or a potential customer. If you are not squared away they will see through and you will get nowhere.

Also, be willing to trade work with the HVAC person. They work off of a commision usually. If you can bring any business to them they will be much more receptive to trading contacts.

As an example I helped a HVAC service representative get a couple of restraunts and he was willing to trade all of his contacts. He let me photocopy 4 stacks of business cards that were 6-8 inches high apeice. I contacted about the first 30 people and through doing that I have enough work to last till about march.
