in this case Its a big contract to clean townhouses every a year. I never needed to have one. I do now! and I was just wondering if someone had a simple idea of a form they like to use.

I'm with you.
I've wondered about the same thing. I hear the journeyman talking about them a lot of times, but I haven't seen one either. I just thought that most of them done it by a hand shake or word of mouth.
I would imagine that is one of the reasons I'm not doing so well.
I figure contracts are one of the main keys to success in this business.
If there is anyone who has some to display or post, I too would be interested in viewing one.
It wouldn't have to have any names on it and it could have things blacked out all over the page, but if I could just get an idea of one, it would be great.
Also, has anyone had any attorneys write them out one and could we view a residential and commercial contract.

Here is what I did. First, I bought a package of ready made proposal forms from a large office supply store, like Staples or Office Max. I made some minor modifications to it, then went to see a printer. The printer was able to do a "shoot" of it, then add in the modifications I made. They are two part, carbonless, and look pretty good. Most importantly, things are spelled out exactly what work is to take place. Total cost....about 50 bucks.

In my opinion, and any lawyer you talk to, it is absolutely necessary to have a written contract. All the contractors out here who work without one are exposing themselves to unneeded risk, and are only fooling themselves if they think a handshake is good enough. Sure, verbal agreements can stand up in court, but, what if the judge sides with the other party? What if the other party is a good liar, and convinces the judge that he/she is right? Too many times courts will side with what is perceived as "the little guy", and make businesses pay.

The contracts ive seen are about 10 pages long.Every person that lives there has to know the time/date you are working,chem info,their responsabilities as far as windows being closed,copy of insurance,workmens comp,where your getting the water,hours you can work,price,list of pre-exsisting damage, ect...
