We have been asked to bid six parking garages at an average 180,000 sq. ft. each. The work would have to be done late evenings and we would have a six month time frame to get them done. If the customer is happy with the work, we would have the opportunity to clean these garages once per year. We normally price flatwork around $.04 to $.05 per sq. ft. With such a large area of flatwork to contend with and the possibility of a yearly contract, should we consider a lower unit price for the overall bid? What has been some of your experiences on large job bids? Thanks guys for any input that you provide.

Too many variables. Do you need to reclaim the waste water? How bad are the oil spots? One or more levels? Will the water flow into drains, or are there low spots that
you will have to pump it out of?

With all this in mind , this is the easiest way that I have found to do parking lots.
First walk the lot and spray the oil spots with a degreaser.
Second use a surface cleaner on the entire lot.
Third rinse lot with as many gpm as you can, I like to tap into a fire hydrant
if available. The more gpm the faster you will get done.
If the job involves water reclamation, block off drains and suck it up.
If using a fire hydrant block your drains very well it will pool up fast, thats alot of water.

As far as price, i would figure cost of chemical , how long it will take to do job and figure out a price by the hour. It's hard to set a price per foot on jobs this large.
The price always seems too much.

A little point-make sure your trucks are able to get to 2nd and up areas. Many of our lots have a short clearance at one or more levels. Check it out, I ran into this proble while dealing with a roof fan on the top level of a parking unit.

water reclaim/blue water filter

Thanks guys for the input.

We will be reclaiming. But just recently I read a post on a "blue water filter" that you can put over drains and it filters the water. Is this just another product that is blowing smoke or is there some merit to it?

David, Thats a great point.......I'd be screwed for sure......my truck is way to high for a parking garage!

I'd just have to remove the ladder rack.............

When trying to reclaim that much water from the parking decks, what do you do with it? Is it just reclaimed, filtered, and dumped or are you reclaiming, filtering, and reusing it?

Either way, what do you do with it when you are done?
