i have a friend who lives in a 55 and over community that really needs to be pressure cleand. the community is made up of over 260 duplexes he says its ran by H.O.A . so how do you think i should go by trying to land the job. with 260 units i would tell them that i would charge them $110.00 per unit. the units are about 2500 sq ft to 3000 sq ft do you think this is a good price. i figure $100.00 to wash roof and $10.00 for etc. the roofs are barrel tile. can someone give me a few what to do and not to do when approaching the H.O.A.

With a community that size, it is a safe bet that it is managed by a management company. Since your friend lives there, he can probably tell you who the contact person at the Mgmt Co. is. Is this for pressure washing the roofs only? At any rate, if your friend can't help with the contact person, there's another way that works sometimes. Go to www.sunbiz.org and go to corporate search. Do a "Name" search and type in the subdivision name. You may have to look through several pages of listings before you find it. Click on it and look for the registered agent. That person is almost always the owner of the management company that manages it. You can also obtain officer contact information for the board of directors, but I would NOT suggest going to the board unless there is no management company.

I would call the management company and try to set a meeting, or at least a phone conversation, with the property manager.

First you need to find out who the managment company is and see if you can get on their vender list. Sometimes you have to jump through hoops but its nice when the big jobs come in. where are you located in florida.

first of all, your charging too little for the job. There is no way that you should be doing it for 100 a roof. Belive in yourself and up that charge another 100 per unit. I realize that you probably need the money real bad, but make it worth your while, or you will be regreting it in the short future. I do several properties for HUD and they pay. It's great to get into them when you can, and it's hard to do it. but at least make all the work pay off. My local competetor made a great point to me, it may take longer to get, but if you get what you want out of it, then it makes it really woth it. That's just my thought on it.
